Who We Are
New construction electricians in Federal Way, WA, working out of a shop on 9th Ct SW. Most of our jobsites are inside a fifteen minute drive.
Custom builds off Dash Point Road, ADUs going up in backyards across Twin Lakes and Mirror Lake, detached garages and shops, and the occasional small multifamily. We work either as the electrical sub for a general contractor or directly for the owner on an owner-build.
The work starts before anyone pulls wire. Someone reads the plans, runs a load calculation, and figures out whether the service you have specced actually carries what is going in the house. Then temp power, rough-in, trim-out, and we stay on it through the inspection.
If you are the GC, you want an electrician who shows up on the day the framing inspection passes and does not hold up drywall. If you are the homeowner, you want to know the outlets end up where you actually need them. Both are the same job done carefully.
From Temp Power to Final
Here is what the whole thing looks like from our side.
We read the prints before quoting. Panel location, service size, meter placement, how the runs get from the panel to the far corners of the house. This is also where we catch the things that cost money later. A 200 amp service is not automatically enough once you add a heat pump, an induction range, a tankless water heater, and a Level 2 charger in the garage.
Most sites need a temp pole before framing. We set it, permit it, and coordinate the utility so the framers are not running extension cords off a neighbor’s outlet.
Boxes set, wire pulled, panel and subpanels mounted, everything landed and labeled before insulation. We set boxes to the drywall thickness the plans call for so the trim crew is not shimming devices later. Low voltage, security, and network runs happen here too if they are in scope, because after drywall they are expensive.
Booked by us. We are on site for it.
Devices, plates, fixtures, fans, appliance connections, panel labeling, the charger in the garage. This is where a house either looks finished or looks close enough.
We schedule it, we attend it, and we coordinate the permanent meter with Puget Sound Energy. The job is finished when the inspection passes, not when the truck leaves.
For Builders
We do a lot of work as the electrical sub, and most of what makes that go well is unglamorous.
Bonded and insured. Certificate of insurance sent the same day you ask for it.
If we say we are roughing in on a Tuesday, the crew is there Tuesday, and if something upstream slips you hear it from us rather than finding out when nobody shows.
Plumbing and HVAC get to a joist bay first often enough that an electrician who drills wherever he likes creates problems for someone else two weeks later. We work the sequence.
We keep the site clean and label as we go, so when the inspector opens the door he is looking at labeled circuits rather than guessing.

If a sub disappeared mid-project, we have taken over more than a few of those. It is not our favorite kind of job, but we will look at it.
Scope
Scope varies, but a typical new home in Federal Way ends up with most of this.
We walk the lighting and receptacle layout with you before rough-in, on site, with the walls still open. That conversation takes an hour and it is the difference between a kitchen you can cook in and one with a shadow across the counter.
Project Types
Full rough-in and trim on single family builds. We are comfortable with the plans, the load calc, and coordinating the service with PSE.
Federal Way and the rest of King County have made accessory dwelling units much easier to build, and we wire a lot of them now. Most need their own subpanel fed from the main house, and the feeder sizing depends on the length of the run across the yard as much as the load. Undersize the conductor and the tenant gets dim lights every time the microwave runs.
Subpanel, 240 volt circuits for welders and compressors, lighting that actually reaches the corners, and an EV outlet if you want one.
New work tied into an old panel, which usually means finding out whether the old panel can take it. Sometimes it can. Often it needs a service upgrade first, and we will tell you that at the estimate rather than after demo.
Duplexes, triplexes, and townhome rows. Separate meters, house panels, and the coordination that goes with them.
If the project is a gut renovation, that is remodeling and renovation electrical work. If the existing wiring is knob and tube or aluminum, look at whole house rewiring.
Craft
Rough-in is where a house is either wired well or wired badly, and nobody can see the difference until the drywall is up and it is too late to fix cheaply.
The things we care about: boxes set square and to the right depth, staples that hold cable without crushing it, home runs organized so the panel is readable, adequate conductor left in every box for the trim crew, and holes drilled where they do not weaken a stud or land where a plumber needs to be.
We also label as we go. Every circuit is identified at the panel before the inspector arrives, not reconstructed from memory afterward.
A wiring installer who rushes rough-in saves two days and costs the homeowner a decade of small annoyances. Outlets in the wrong place. Three-ways that only work from one end. A garage circuit that trips when the compressor and the freezer run together.
Permits and Inspections
This part surprises people, including some builders. Washington splits electrical permitting between the state and a short list of cities that run their own programs.
Federal Way is one of those cities. Electrical permits and inspections inside Federal Way city limits go through the City of Federal Way Permit Center at 33325 8th Ave S, not through L&I. Cross into unincorporated King County a mile away and the permit comes from L&I instead. We pull permits in all of them, and knowing which counter to walk into is a real part of the job.

Washington State Department of Labor & Industries issues the permit and performs the inspection.
Each runs its own electrical permitting and inspection program with its own fee schedule.
Tacoma Power handles permits and inspections for the properties it serves across much of Pierce County.
These work differently again. We confirm the authority having jurisdiction before the permit goes in.
In Washington, only a licensed electrical contractor may do this work. Ours is ELECTEL765MN.
Washington adopted the 2023 NEC with state amendments under WAC 296-46B effective April 1, 2024, and the state has already adopted the 2026 NEC with an effective date of December 31, 2026. Which edition applies usually depends on when the building permit was issued rather than when the electrician shows up, so a project permitted in late 2026 and finished in 2027 may still be under the 2023 code. Worth checking before anyone frames.
The 2021 Washington State Energy Code requires EV-capable circuits in garages on new residential construction. That affects panel sizing at the design stage, not at the end, which is another reason the load calculation happens before we quote.

Someone walks the site and reads the plans before quoting. Phone estimates on new construction are guesses, and guesses go up.

Pricing
Nobody can quote a new home over the phone, and anyone who does is either padding it or about to change the number later. What we can do is tell you what moves it.
More rooms, more circuits, more boxes, more wire.
A panel on the far side of the house from the meter costs more than one behind it.
Underground service laterals cost more than overhead and take longer to coordinate with PSE.
Heat pump, induction range, tankless water heater, hot tub, EV charger. Each one changes the calculation and may change the service size.
Twelve recessed cans is a different job from sixty plus under-cabinet, landscape, and controls.
Two story with a finished basement, or a long run out to a detached shop, both add labor.
Permit fees and inspection scheduling differ between Federal Way, King County, and Tacoma Power territory.

Both. We work as the electrical sub for GCs and custom builders, and we work directly for owners on owner-build projects and ADUs. On GC jobs we hold your schedule and coordinate with the other trades. On owner-build jobs we do more of the explaining, because you are making decisions a builder would normally make for you.
We do, and it goes to the right counter. Inside Federal Way city limits, electrical permits and inspections are handled by the City of Federal Way Permit Center rather than by L&I. In unincorporated King County it is L&I. Kent, Auburn, Des Moines, Burien, and Bellevue run their own programs, and Tacoma Power covers much of Pierce County. Getting this wrong costs weeks.
Setting all boxes, drilling and running cable, mounting the panel and any subpanels, landing home runs, and pulling low voltage if it is in scope. It happens after framing passes and before insulation and drywall. It ends with a rough-in inspection. Everything visible, like devices, plates, and fixtures, comes later at trim-out.
It depends on square footage, device count, service size, lighting package, and whether the service is overhead or underground. We do not quote new construction over the phone. We read the plans, walk the site, and give you a written itemized estimate broken into rough-in, trim, and service. The estimate is free and there is no trip charge.
On a typical single family build, rough-in usually runs a few days to about a week depending on size, then there is a gap while insulation and drywall go in, then trim-out takes a few more days. The calendar time is driven by the framing schedule and inspection availability more than by our labor.

Most new single family homes in this area land on 200 amp, but that is a starting assumption rather than an answer. Add a heat pump, induction range, tankless water heater, and a Level 2 EV charger and the calculation can push past it. New residential construction has to include EV-capable provisions in the garage under the Washington State Energy Code. Whether you want the finished charger installed at the same time is up to you, but the circuit capacity has to be planned into the panel either way. It is much cheaper to do it during rough-in than to add it later.
Yes, and it is a growing share of our work. Most need a subpanel fed from the main house. The feeder has to be sized for the load and for the distance across the yard, or you lose voltage on the way. We also handle the trench and conduit coordination.
